Dan Gilbert confirms ultraluxury EDITION Hotel, condos for Detroit Hudson's tower

Dan Gilbert's real estate firm announced Wednesday that its new Hudson's site skyscraper in downtown Detroit will indeed contain an ultraluxury EDITION Hotel, plus 97 residential condos with similar high-end branding.

The EDITION Hotel, a Marriott-owned brand, has for years been expected to open in the new 45-floor skyscraper, but those plans were not officially confirmed until Wednesday.

The for-scale condominiums, to be situated above the skyscraper's hotel floors, will be branded The Residences at The Detroit EDITION. The residences are expected to be available in 2027, the announcement said, and feature interiors by the renowned design studio Yabu Pushelberg.

While the announcement didn't give asking prices for the one- to four-bedroom condos, the Residences at the Detroit EDITION marketing website shows five general price point ranges:

  • $550,000 to $750,000
  • $750,000 to $999,999
  • $1 million to $2 million
  • $2 million to $3 million
  • $3 million and beyond

A sales office for the condos will open soon at 1225 Woodward, and by appointment only.

The EDITION Hotel brand was conceived by Marriott and hotelier Ian Schrager, co-founder of the legendary New York nightclub Studio 54. There are EDITION Hotels in 19 cities, generally global destination cities such as London, Tokyo, Rome and Miami Beach.

The possibility of an EDITION Hotel in the Hudson's site development was first reported by the Free Press in 2021. The EDITION Hotel website earlier this year had a Detroit location as "coming soon" in 2025, but that reference was later scrubbed.

The current anticipated opening date for the EDITION Hotel wasn't immediately clear. City building permits say the hotel will have 210 rooms.

"Hudson’s will be a catalyst for attracting visitors, residents and businesses to the city and we welcome them to enjoy all the amenities, entertainment, retail, hospitality and dining that Detroiters know and love.”

The $1.4 billion Hudson's site development is two side-by-side buildings: a 12-story "office block" and a 45-floor skyscraper. The development broke ground in December 2017 and the skyscraper, still under construction, topped out last week at about 685 feet, making it the second tallest building in Detroit.

General Motors announced this week that it will lease two office floors in the office block and be the building's signature tenant, starting in 2025, when it leaves the Renaissance Center.

Real estate brokerage Douglas Elliman will exclusively handle sales and marketing for The Residences at The Detroit EDITION.

A news release said residents of the EDITION-branded condos "will enjoy a caliber of living that doesn’t yet exist in the city of Detroit," with numerous amenities including a fitness center, pool, outdoor terrace and housekeeping services.
