Macomb County equestrian compound and parents' grand home next door both for sale
An impressive property in Macomb County that features a stately four-bedroom home, a large stocked spring-fed pond, lush woods, and walking trails on 22.21 acres has recently hit the market for $1.95 million.
For another $995,000, a buyer could pick up the adjacent 14.55-acre equestrian compound that features a three-bedroom Cape Cod-style home, two Morton brand pole barns and a large fenced area suitable for horses or dogs.
The two properties in Richmond Township, just west of I-94, are listed separately. Both listings are represented by Dylan Tent from Signature Sotheby’s International Realty in Northville.
The entire 36-plus acres began with a single owner. Erin Taylor, 55, and her husband purchased three lots when the area was still cornfields about 30 years ago. Taylor, who used to exhibit Arabian horses, built her home in 1993 and then pole barns on the property.
“We kept some of the country's most expensive Arabian horses here,” Taylor said.
Taylor’s parents, who own an induction heating business, wanted to build their dream home so the property was divided, and Taylor said her father, who also was an electrical engineer, was very particular about details.
“He wanted things perfect, which is why it took them three years to build," she said of the country home on the parcel that was completed in 2007.
“It would cost well over the asking price to replicate everything that’s on the estate,” Tent, the listing agent, noted. He also mentioned that the sellers are open to providing a discount if both properties are sold together.
Pond with bass, perch and other types of fish
Located at 69978 Place Road, the newer residence is set far back from the road. It’s accessible via a winding paved driveway illuminated by LED light poles that lead to a long stretch flanked by trees on one side and a large pond with an island on the other. The driveway opens to the 5,030-square-foot home that features four bedrooms, five full bathrooms, two half baths, a two-car attached garage, and a three-car detached garage with an upper level. The residence is surrounded on three sides by a well-manicured lawn and woods, with a large pond in the front.
“My dad was a fisherman,” Taylor said, noting that the spring-fed pond that her father had dug out was stocked with perch, bass, catfish, and other types of fish. An overflow system was installed to manage excess water during heavy rain.
"Even with the barn, every downspout runs to the pond, so you never have water pouring off into the yard," Taylor explained. "There are even manholes in the backyard to keep water from sitting for long."
As you approach the entrance along the brick-paved walkway, you are greeted by a double-door entry that opens to a two-story foyer with a curved staircase to the second level.
The first floor includes a primary master suite that features a walk-in closet, fireplace, and access to the private backyard; a great room with a fireplace and two-story windows; dining room; breakfast nook; an office overlooking the pond; a laundry room; a three-season room; mudroom with a dog shower; and a kitchen equipped with high-end appliances such as two Wolf ovens, two Gaggenau deep fryers, two Sub-Zero refrigerators, a water distiller, instant hot water, and two Miele dishwashers, as well as Dacor and Monogram appliances, complemented by Amish-crafted cabinetry.
The second level features three bedrooms, two of which are suites; a game room with a wet bar; and a theater room. The backyard has a spacious brick-paved patio with built-in grills.
Additional amenities include an elevator, 9-foot doors, extensive crown moldings, travertine tiles, heated floors, California closets, a 100-year roof, and more.

Comfortable space for horses and more
For equestrian lovers, 69996 Place Road features a 2,243-square-foot home, built in 1993, that sits at the front of the property. The home includes three bedrooms, three bathrooms and a two-car attached garage.
The property boasts a Morton pole barn with eight 12-foot-by-12-foot matted stalls, each equipped with an automatic water system and private window. It also includes a Pyranha spray pest control system; carpeted aisle; wash rack with hot and cold water; a tack room; a spacious observation room that overlooks the 60-foot-by-120-foot arena with a built-in watering system; half bath; laundry facilities; large hayloft with trap doors over each stall; and two paddocks with Centaur tensioned vinyl fencing. There’s also another Morton-brand structure that is 60 feet by 96 feet, fully cemented with drains, electric, six 14-foot overhead garage doors, and running water. The listing suggests that the storage building can potentially be leased to generate income.
“I do agility in the barn with dogs,” said Taylor, who has a border collie. “I brought in special sand from Ohio. The ground is orthopedically good for all animals … horses or dogs … for their footing so they don’t get hurt."
Taylor also mentioned that she gets a tax deduction on her property for allowing a farmer to plant soybeans in a small section of the field behind her woods.
